For most, the main goal for owning a vacation rental is for the investment and for the extra income it can provide. The thought of putting extra money into an investment property is not ideal to most, but with the right decorating ideas, you will be able to bring more value to your vacation rental and attract a greater number of travelers. And it may not cost as much as you think. See below for five simple changes you can make to spruce up your property.
1: Keep it simple. Less is more has always been my motto when it comes to furnishing and decorating a space. Too much clutter can be overwhelming to a lot of people making an otherwise clean and comfortable space feel busy, messy and dusty. That goes for wall color too. And while it may seem boring to some, plain white walls don’t only go with every color and type of furniture, but also makes a room appear to be larger. Here are some examples of our favorite whites:
CRISP WHITE
WARM WHITE
SOFT WHITE
2: Invest in quality bedding. A good night’s rest is important, and travelers want to feel comfortable. By introducing a nice mattress, plush cushions and cozy blankets and sheets will make your visitors feel like they’re at home. And bedding doesn’t have to be expensive. At Haustay, we encourage our property owners to invest in these sheets in white. They are wrinkle, fade, and stain resistant as well as hypoallergenic and if you get them in white, they are easier to clean. Don’t forget that winter vacation bookings call for more or heavier blankets. Fresh bedding goes a long way toward ensuring guest satisfaction, so plan on replacing bedding—including pillows—annually.
3: It is the small details that make a big impact. Consider every aspect of your vacation home equally, and critically evaluate how the space is being used. When a guest arrives, sometimes the first thing they want to do is to charge their cell phone. Have a charging station (preferably next to the bed) with multiple USB ports available so they can charge their phone without having to dig through their luggage for a charger. Equip your shelves or coffee table with tasteful books and visually pleasing—but useful!—accessories, such as maps. Wall-mounted hooks for hanging coats and/or bags and a suitcase stand provide guests with an easy introduction into your property so they can do what they came to do – relax.
4: Provide beautiful, but functional furniture. The furniture is one of the most vital elements in your vacation rental that your guests will observe right away. If the furniture is old or damaged, your property will simply make a bad impression and possibly a lasting impression for your guests to leave a bad review. We find that it is better to buy quality furniture that will make your Airbnb look more luxurious and inviting. Invest in high-end, contract grade furniture that will last. Why contract grade specifically? Contract grade furniture is designed specifically for commercial use. It is made to meet the demands of high traffic areas and is tested for durability, fire retardancy, and other safety standards. West Elm offers contract grade furniture that you can get for a fraction of the cost through HostGPO. We purchase all of our furniture items at a discount through Hostgpo.
What to buy: Round Dining Table, West Elm sofa, Accent chair
If you’re a lover of the outdoors, San Diego is by far one of the best cities to visit (or live!) in the country. With its favorable year-around climate and diverse array of landscape options, hiking in San Diego is a must. And as a bonus, after your hike, you can make like a local and treat yourself to the best beers and tacos around!
San Diego has a lot of different trails to choose from, but there is a trail for everyone so grab your water bottle and sunscreen and keep reading for 6 of the best hikes to try in San Diego.
Torrey Pines Razor Point Trail
Location: Torrey Pines State Natural Reserve
Length: 1.3 miles
Difficulty: Easy
When you think of hiking in San Diego, Torrey Pines is the quintessential place to try in Southern California. The coastal trails just north of La Jolla boast amazing views overlooking the Pacific Ocean. There are six trails to choose from, but the Razor Point trail is a personal favorite as it offers dramatic, picturesque views of the Pacific, is an easy hike and is accessible to almost anyone. There is also access, via the beach trail to Torrey Pines State Beach, where you can stop for a dip in the ocean or a clothing-optional suntan.
Mount Woodson (Potato Chip Rock)
Location: 5 miles northeast of Poway
Length: 4 – 8 miles, depending on route
Difficulty: Hard
While Mount Woodson is all about getting that ideal Instagram photo, this hike isn’t exactly a walk in the park. The hike itself is strenuous and should be started early in the day. It begins around Lake Poway, and quickly steepens straight to the top with little relief. At the top there will typically be about a 15-minute wait to access the “potato chip rock” which is a sliver of granite which looks as if it is hovering over San Diego. There are two routes to get to Potato Chip: an 8-mile roundtrip walk along Mount Woodson Trail that starts at Lake Poway, and a paved, straight-up, straight-down 4-mile roundtrip hike from Highway 67. Both are sure to make you sweat. Ample water and snacks are recommended.
Three Sisters Falls
Location: 14 miles north of Descanso
Length: 4.1 miles
Difficulty: Very Hard
One of the most challenging but also one of the most unique hikes in San Diego is Three Sisters Falls. The hike is not for the faint of heart and involves steep inclines and rocky terrain. Ropes throughout the route are secured to help visitors climb up and down. With a waterslide-like rock feature that feeds off the main fall, there will be an opportunity to get into the water to cool yourself down after the hike.
Iron Mountain Trail
Location: 5 miles east of Poway
Length: 5.8 miles
Difficulty: Moderate to Hard
Iron Mountain is a boulder-lined trail and is manageable for most hiking levels, making it popular and a little crowded on weekends. The hike starts out flat, and the climb creeps into the eastern mountains and rewards hikers with panoramic views of the surrounding hills and San Vicente Reservoir. To increase difficulty, additional trails are optional throughout the way to other peaks. There isn’t a lot of shade offered on this hike so don’t forget your sunscreen.
Volcan Mountain Trail
Location: 2.5 miles north of downtown Julian
Length: 5 miles
Difficulty: Easy
Volcan Mountain trail differs from a lot of San Diego incline hikes by offering a gradual, sustained climb. The trail is located near the old mining town of Julian and features views of beautiful wildflowers in the spring and rolling green hills.
Cowles Mountain Trail
Location: La Mesa
Length: 3 miles
Difficulty: Moderate
At 1,592 feet, Cowles Mountain (pronounced “coals”) is the highest peak in San Diego. The elevation gain of almost 950 feet makes the hike quite a workout. The scenic pathway up Cowles Mountain is one of the most popular trails in San Diego County. The trailhead starts in the San Carlos neighborhood on the corner of Golfcrest Drive and Navajo Road and summits the highest point in the City of San Diego. Hikers will enjoy great views during the entire ascent and the summit offers 360-degree panoramic views of downtown San Diego, Mexico, North County San Diego and even Orange County on a clear day.

When you first begin as a vacation rental host it is often fun, new, and exciting. Overtime though you may start to ask yourself questions such as:
- Is managing the vacation rental the best use of my time?
- Are there other things I would enjoy more than spending time managing my vacation rental property?
- Should I hire a company to manage my vacation rental property?
Quite often vacation rental owners find that there is a better use of their time. They prefer to enjoy passive income from their investment and not have to deal with the headaches of running a vacation rental business.
Let’s compare the different approaches to running a vacation rental.
Self-Managing A Vacation Rental Property
As a self-manager you are required to be a jack-of-all-trades. You need to be an excellent marketer, photographer, customer-service representative, handy person, permit liaison, and a market analyst. You need to stay on top of market trends and rates to maximize the return on your investment. Bottom line is it is a lot of work. Understandably not everyone wants to take on the burden of self-management.
Full-Service Vacation Rental Management
If your objective is to maximize your return on your investment by engaging experienced professionals to operate your vacation rental, then Full-Service Vacation Rental Management is the way to go. Full-service managers such as Haustay maintain a hands-on pricing strategy from their advanced market research. When we are increasing occupancy and revenue in a listing we are looking at everything that is going on the market down to the finest detail. Details such as maintaining a consistent high-quality standard on cleanings, providing amenities, and thoughtful touches. By engaging an active one of a kind vacation rental property management company, you have freed up your time, instead of working for your investment.
Haustay also offers in-house a uniquely curated design service that is unmatched by our competition. Our properties consistently receive five star reviews and the success of each stay leads to higher occupancy which thereby generates more revenue. Where other property managers may fall short in delivering a consistent product, we strive for perfection.
When Should You Absolutely Hire A Vacation Rental Property Manager?
There are some situations where the benefit of a vacation rental property manager greatly exceeds the costs and makes the decision a no-brainer. In the following scenarios a vacation rental property owner should absolutely hire a vacation rental property manager.
- You don’t live close to your vacation rental property. With over 15 years of vacation rental ownership and management experience we have seen it all. Guests lock themselves out of the property, plumbing issues, heaters break, noise violations, evictions, etc. If you are a property owner than cannot physically visit your property promptly when required, it may be time to think about engaging a vacation rental property manager. By not responding to guests needs promptly you risk bad reviews, and even worse potential damage to your property.
- You have more than one vacation rental property. The more rental properties you own the more calendars you have to manager, cleanings you have to coordinate, and the bottom-line – the more time you will have to devote to your properties. A vacation rental property manager is a must for those who own more than one vacation rental.
- You are not interested in handling all the operations of managing a vacation rental. There is a reason why every property is not a vacation rental, and some rental properties, even in vacation areas, have long term tenants. It is because not everyone wants to handle the amount of work that goes into running a vacation rental property. Self-management is not for everyone, which is why AirBnB CEO Brian Chesky recently said that 40% of all their listings are ran by vacation rental property managers.
- Your time is limited. If your time is limited and mostly occupied by your profession, or even if you just want to enjoy your retirement more, then now is the time to engage a vacation rental property manager. To run a business efficiently to maximize your return you need to devote time to the vacation rental business. If you either don’t have the time, or don’t want to devote the time, we are here to help you out.
- You don’t want to be an employer. Every good vacation rental has good cleaning staff and handy people to clean and fix things as needed. If you do not want to clean and fix things in your vacation rental every few days, then you will need to hire people to help you out. This can either be on an as needed basis, or under an employment agreement (which then requires workman’s comp insurance polices, etc.). Haustay has a team of cleaning and handy people to get the property ready for the next guest and back on the market in no time! We do all the heavy lifting for you.
- Your property is under-performing, and you do not know why. Often we find properties are under-performing because they are not correctly being marketed, they are outdated as far as current guests tastes are concerned, or the asking rate is not in line with the market. There are a number of things that can be done to bring your property back into the market, thereby performing at its highest potential. The Haustay team are the professionals you need to make sure your property is performing with the highest occupancy and the best rates possible.
Contact The Property Managers At Haustay For An Evaluation Today
The decision to hire a vacation rental property manager comes down to time and money. If managing your vacation rental property has become too time consuming and you can afford the expense of a property manager, then that may be the best route to take. By engaging a vacation rental property managing you are buying yourself freedom. Freedom to go on vacation, play golf, spend more time with family, and less time managing your vacation rental. You have done a great job in owning a vacation rental property, now you deserve freedom and the best return possible which can be found through engaging Haustay to manage your property.
The short-term rental market has grown exponentially in recent years, thanks to platforms like Airbnb and VRBO. This market has provided property owners with a lucrative source of income, while at the same time offering travelers with an alternative to traditional hotels. However, as the industry continues to evolve, so do the challenges for those interested in investing in the short-term rental market. Analyzing the short-term rental market is essential for investors to make informed decisions. In this blog post, we’ll explore the steps to analyze the short-term rental market and maximize your investment.
1. Identify Your Target Market
The first step in analyzing the short-term rental market is to identify your target market. You need to know who your potential renters are before you can start analyzing the market. Consider the type of property you have and its location. For example, if you have a property near a university, your target market may be students and their parents visiting for graduation. Alternatively, if you have a property in a tourist destination, your target market may be families on vacation.
2. Research The Competition
Once you have identified your target market, research the competition in your area. Look at the types of properties available and their prices. This information will help you determine the rental rates you can charge and the amenities you need to provide to stay competitive. You can use online platforms like Airbnb, VRBO, or Booking.com to research other properties in the area. Alternatively, you can use specialized tools like AirDNA that provide data and insights on the short-term rental market.
3. Analyze The Market Data
Data analysis is crucial in the short-term rental market. Data can help you determine the demand for short-term rentals, average rental rates, occupancy rates, and other market trends. You can use market data to identify opportunities in your area and develop a pricing strategy that maximizes your return on investment. Here are some key data points to consider:
- Rental rates: Look at the average rental rates for properties similar to yours in your area. You can use platforms like Airbnb, VRBO, and Booking.com to research rental rates.
- Occupancy rates: Occupancy rates refer to the percentage of time that a rental property is occupied. This data can help you determine how much you can expect to earn in rental income. You can use market data tools like AirDNA to find occupancy rate data for your area.
- Seasonality: Seasonality refers to the variation in demand for short-term rentals throughout the year. Consider how seasonality may impact your rental income and adjust your pricing strategy accordingly.
4. Evaluate Your Property
Evaluating your property is an essential step in analyzing the short-term rental market. You need to make sure that your property is suitable for short-term rentals and that it meets the needs of your target market. Here are some things to consider:
- Location: Location is one of the most important factors to consider when evaluating a short-term rental property. Your property should be in a desirable location for your target market.
- Amenities: Consider the amenities that your target market may be looking for. For example, families on vacation may need a fully equipped kitchen, a washer and dryer, and a pool.
- Condition: Your property should be in good condition and meet all safety and health standards. Consider any necessary repairs or upgrades before listing your property for short-term rental.
- Legal Requirements: Make sure that you understand the legal requirements for short-term rentals in your area. You may need to obtain permits or licenses before listing your property on platforms like Airbnb or VRBO.
5. Develop A Pricing Strategy
Developing a pricing strategy is crucial to maximize your return on investment in the short-term rental market. Your pricing strategy should be based on the market data you have collected and the unique features of your property. Here are some things to consider

Is it even worth the effort to become an Airbnb Superhost? The definite answer is yes. There are at least three benefits that should make boosting your status a priority.
When you become a Superhost, you’re rewarded with a special badge on your profile and listing making your listing more attractive to guests.
First, guests who see the Superhost badge are more likely to book your place because they’ll know you’re an experienced host known for great hospitality. It’s even a filter option for searching through listings.
Second, sometimes Airbnb from time to time gives gifts to Superhosts such as guest items to use in your units (games, plants, or coffee mugs), or even Airbnb credit to use for travel.
Third, and most importantly, Superhosts often benefit from a significant increase in earnings. More visibility and trust from guests can mean more money for you.
Unfortunately, there is currently no way to apply to become a Superhost, but there are 4 chances every year to be selected by Airbnb during one of their quarterly reviews. Airbnb checks all hosts every three months based on their previous 365 days of hosting. If hosts have areas to improve, they need to meet all requirements by the next assessment to earn or keep their Superhost status. See list below directly from Airbnb suggesting how to get that Superhost status.
- Maintain a high overall rating
You must have a 4.8 or higher average overall rating based on reviews from your Airbnb guests in the past year. Guests know they can expect outstanding hospitality from these hosts. - Be experienced
You must have hosted at least 10 stays in the past year, or if you host longer-term reservations, 100 nights over at least 3 stays. Guests can feel confident staying with an experienced host. - Avoid cancellations
You must have canceled less than 1% of the time, not including extenuating circumstances. This means 0 cancellations if you have fewer than 100 reservations in a year. Rare cancellations mean more peace of mind for guests. - Be responsive
You must have responded to 90% of new, booking-related messages within 24 hours. When guests ask you questions, they know they’ll get a quick reply
Hopefully these tips will help encourage you to become a Superhost! Airbnb’s Superhost program celebrates and rewards the top-rated and most experienced Airbnb hosts. Regardless of what kind of space you have, any host can become a Superhost by consistently offering exceptional hospitality. Leaving small gifts for your guests, making sure your unit is stocked and clean, and being courteous and helpful are great ways to ensure you get positive reviews. Happy hosting!
